Approval For 378-Foot-Tall Structure Has Been Given To Silverback Development and Bizzi & Partners For Its Development At 100 SW 6th Street In Fort Lauderdale

378-Foot-Tall Structure

The Federal Aviation Administration has permitted a real estate developer based in New York, Silverback Development, to build a 35-story mixed-use apartment. At 100 Southwest 6th Street , this high-rise structure is planned to go up.

The 378-foot-tall building is being built alongside New York-based Bizzi & Partners and was designed by Dorsky + Yue International with landscaping by Lewis Aqui Landscape + Architectural Design.

The construction will have an estimated 350,000 square feet of space, including 401 residential units, 5,500 square feet of ground-floor retail space, and a 477-space parking garage. The requests for building permits were accepted as of July 14, 2022, and are scheduled to expire on January 14, 2024.

The study conducted for the 35-story tower shows that the structure would not affect the safe and effective use of the navigable airspace by aircraft. This plan will be executed as per the instructions provided. The developers will comply with the requirements set by the FAA. 

The 0.98-square-foot development assemblage is primarily found along Southwest 6th Street, bordered on the west by Southwest Flagler Avenue and the east by Southwest 1st Avenue. 

New River Property Owner LLC, an affiliate of the developers, assembled and paid $12 million for the properties back in January 2018. The assemblage includes addresses 100 Southwest 6th Street, 608–614 Southwest Flagler Avenue, and 609 Southwest 1st Avenue. 

This development site is located just four blocks south of the New River in Downtown Fort Lauderdale’s Tarpon River district. A commercial structure with Publix as its anchor is located across the street to the East, while Florida East Coast Railway tracks are located to the West of the property.

One, two, and three-bedroom floor plans with an average unit size of 863 square feet will be available. Unit sizes will range from 641 to 1,178 square feet. A pool deck, lounge, yoga room, and fitness center would be among the amenities that would be located atop an eight-story parking garage.

The land has been cleared for a while and is ready for construction. It is anticipated that the project will cost about $125 million.
